A construction plot is for sale in the area of Sesvetska Selnica.
Sesvetska Selnica is a settlement located in the eastern part of the city of Zagreb. It is situated near a newly built urban area commissioned by the city authorities to address the shortage of city-owned apartments and the need for housing in the eastern part of the city. The area is also adjacent to a relatively intense business zone. It is a 10-minute walk to the local center of the eastern part of the city, where all the city’s public functions are located, and 2.5 km to the center of Sesvete.
The land planned for the new settlement is well-connected to both the local city center and the traffic routes that lead to the center of Zagreb. There is also a fast city railway line planned to be better utilized in the future for urban transport.
The land is classified as construction land according to the provisions of the General Urban Plan (GUP) of Sesvete, and the landowner has commissioned the preparation of an urban development plan for the settlement.
The Urban Development Plan (UPU) “Sesvetska Selnica – South” was completed in 2007. It was approved by the City Government of Zagreb on September 27, 2007, and by the City Assembly on January 31, 2008.
Along with the parcel offered for sale, the urban plan covers the entire new settlement with an area of 266,700 m² (26.67 hectares). It is possible to build the entire settlement.
The parcel offered for sale has a total area of 17,747 m². The property ownership is clear, without encumbrances, and the sellers are registered in the land registry and cadastre. All infrastructure is available 50-100 meters from the land (electricity, water, gas, sewage).
According to the provisions of the UPU “Sesvetska Selnica – South,” the parcel is designated as construction land in the zone:
a) Mixed — predominantly residential purpose — low-rise residential buildings, designated M1-1. On mixed — predominantly residential land, up to 30% of the total construction area on the plot can be for accompanying business purposes.
b) Conditions for placing buildings for mixed — predominantly residential purposes:
- Construction of detached buildings
- Maximum building height is basement, three floors, and attic; minimum plot area is 600 m²
- Minimum 80 m² of building land per apartment
- Maximum building density is 40%
- Maximum plot utilization coefficient is 1.0
- Maximum gross floor area of the building is 600 m²
- Distance from plot boundaries is 5.0 m
- Natural terrain must account for at least 30% of the building plot area.
BUILDING POSSIBILITIES According to the textual and graphical provisions of the UPU “Sesvetska Selnica – South,” the planned construction for the subject parcels includes:
- The construction of two streets
- The possibility of forming 20 construction plots for urban villas
- Parcels can be formed with areas of approximately 630 m², suitable for building urban villas with 600 m² per building
- The total gross floor area (BRP) for the construction of 20 buildings is 12,000 m².
Interested buyers and investors can view the complete conceptual project, already prepared for a potential buyer, which includes developed building types and designed apartments with all details. The conceptual plan can be modified, refined, adapted, and shaped according to the future investors’ preferences. Additionally, the overall price of the land may be reduced in the case of a good offer from a potential buyer, which may include terms of deadlines and payment methods, subject to specific negotiations with the landowner.
