How to Choose a Luxury Real Estate Agency

Choosing a luxury real estate agency should be based on proven experience, knowledge of the location, and a clearly defined scope of services. An attractive property portfolio and high-quality photographs are not enough: when purchasing a seaside villa, an exclusive apartment, or an investment property, what matters most is who verifies the information, explains the asking price, and coordinates the process.

A good agency matches your requirements with suitable properties while openly highlighting their drawbacks. Its true value is reflected in the information you receive before making a decision, not in the number of listings it sends you.

Check the Agency’s Expertise and the Individual Agent’s Credentials

The first step is to verify that the agency is registered in the Register of Real Estate Brokerage Agencies and that the person guiding you through the purchase is listed in the Directory of Real Estate Agents maintained by the Croatian Chamber of Economy. Next, assess their experience in the specific segment of the market that interests you.

Selling a city apartment is not the same as brokering the purchase of a luxury villa, hotel, or house with a large plot of land. Ask for examples of comparable completed transactions, while respecting the privacy of previous clients.

It is important to know who will personally manage your case. An experienced agency director is not enough if day-to-day communication is handled by someone unfamiliar with the property or the local market. Agree on your main point of contact, the reporting process, and the agent’s availability during negotiations.

Assess Their Knowledge of the Location

When it comes to luxury real estate, location means more than just the city, island, or distance from the sea. A property’s value can be significantly affected by privacy, access, noise, orientation, views, and the character of the immediate neighborhood.

Ask the agent to explain how a particular micro-location differs from nearby areas. For a villa on the Adriatic coast, it is useful to check year-round accessibility, distance from the airport, the practicalities of maintaining a pool and garden, and the availability of everyday services.

A sea view does not guarantee that the view will remain unobstructed. A reliable agent should explain what information is available about neighboring plots and local spatial plans, as well as what still needs to be verified by specialists.

Ask for a Price Justification, Not Just a Listing

The agency should explain the basis for the property’s asking price. A meaningful comparison takes into account location, floor area, condition, construction quality, land, and additional features.

It is also important to distinguish between asking prices and actual transaction prices. If the agent does not have reliable data on completed sales, they should say so clearly rather than presenting an estimate as a confirmed market value.

For a luxury house, particular attention should be paid to technical systems, energy performance, the quality of installed equipment, and future maintenance costs. A large floor area or a high number of bedrooms does not, in itself, justify a higher price if the layout and construction quality do not meet your needs.

Clarify Document Verification and the Scope of Services

Before deciding to work with an agency, request a detailed description of the checks it carries out. It is important to distinguish between collecting documentation and conducting an independent legal and technical assessment.

Clarify who is responsible for checking:

  • Ownership, registered encumbrances, and third-party rights.
  • Building and occupancy documentation.
  • Whether the property’s actual condition matches the available documentation.
  • Access to the property and the legal status of associated areas.

An agency can coordinate cooperation with a lawyer, architect, or construction specialist, but their respective roles must remain clear. A statement that the documentation is in order is no substitute for an explanation of what was checked and who carried out the verification.

For older villas, renovation projects, and new builds in particular, it is worth determining in advance which professional inspections you want completed before assuming any contractual obligations.

Compare Commission Rates and Contractual Terms

The lowest commission does not necessarily mean the best value. Compare what each agency offers, including property sourcing, viewing arrangements, negotiations, document coordination, and support through to handover.

Before signing, clarify the commission amount, applicable VAT, when the payment obligation arises, and any additional costs. Check the contract duration, termination conditions, and whether exclusivity applies.

Also ask whether the agency represents the seller, the buyer, or both parties, and how it ensures transparent communication in that relationship. The answers should be clear and consistent with the written terms, without relying on verbal promises.

Look for a Personalized Approach and Discretion

A quality agent will first take the time to understand your lifestyle, priorities, and budget. The criteria for a permanent residence differ from those for a holiday home or an investment property.

If you are considering renting out the property, ask for clearly stated assumptions about income, seasonality, and management costs. A financial projection is not a guarantee of returns, and an attractive villa is not automatically a profitable investment.

Discretion is also important in the luxury segment. Find out how your personal information is shared, who has access to your budget, and how private viewings are arranged.

Use the First Viewing to Evaluate the Working Relationship

When viewing a luxury property, pay attention to whether the agent can answer specific questions and keeps track of details that still need to be verified. Professionalism is also reflected in the willingness to acknowledge when certain information has not yet been confirmed.

After the viewing, you should receive a clear overview of the property’s advantages, disadvantages, outstanding questions, and next steps. If the property does not meet the agreed criteria, any alternative recommendation should be supported by specific reasons, such as greater privacy, better construction quality, or a more functional location, rather than simply being described as a rare opportunity.
