Casia Villas are in a secluded hillside above the village of Preko. While secluded the villas are near all things you need for a convenient, comfortable, and active lifestyle. Preko is the main village on the island of Ugljan. It’s the most accessible large island on the Adriatic Coast with boat and ferry connections on the hour from 5am to 1am daily during the tourist season.

Casia Villas are going to be built on 3,300 m2, with each villa having 1,650 m2. There are currently no buildings within 80 meters of the property providing absolute privacy. The sloping terrain allows for both houses to have unobstructed views of the sea, the city of Zadar and Velebit mountains.

When designing the Casia Villas, one of the main requirements was to have each bedroom with a beautiful sea view that can be enjoyed from the bed or terrace, that the bedrooms are specious, that they each have their own bathroom, and balcony.

The rooftop deck spans across the whole house and can serve as an all-day round sun deck, or an evening cocktail party venue. One enters the house at the bedroom level, directly on to a large staircase that leads to the lower level living area. The upper level is 135m2 consisting of 4 bedrooms, each with their own bathroom. Each bedroom has an ocean view and access to the balcony. The balcony (73 m2) continues and wraps around the side of the villa (97 m2) providing an additional area for relaxing or socializing. The two-car garage (61 m2) is connected to the villa and allows for convenient indoor access. The main living area is 145 m2 with 4-meter-high ceilings creating an open space consisting of the living, dining room, kitchen, bathroom, and storage areas. The living room is on one level, while the dining room and kitchen are set two steps lower to accommodate for the sloping terrain. The downstairs bathroom has two showers, a toilet, and a changing area for pool users.

The outdoor pool patio wraps around the whole villa (250 m2) with a lap pool and jacuzzi area. A Firepit on the southern side of the patio provides a cozy place for evening conversations.

The construction of the villas is expected to begin in early 2023 to be completed within 18 to 24 months. The local municipality does not allow any construction work to take place during the tourist season, from June 1 to October 1, which contributes to the duration of the build.
